Headquartered in Singen am Hohentwiel, the medium-sized Transco Group, with eleven subsidiaries and 30 branch offices, provides transport and logistics services in ten European countries and has one branch in Iran. They recently changed their strategy towards buying instead of leasing logistics real estate.

The start-up company Transco Immobilien GmbH is now responsible for the supervision of the related operations. The company has the task of managing and increasing the real estate assets of the medium-sized logistics group. Tania Mel Alvarez was appointed Managing Director.

In a first move, Transco Immobilien GmbH acquired four properties with a total floor space of 25,000 m² in the industrial park Gottmadingen in the German district of Konstanz in Baden-Württemberg. More property purchases are planned in the medium term.

“The real estate company will primarily lease logistics real estate to the transport and logistics companies of the Transco Group,” explains Tania Mel Alvarez. In addition, they also offer commercial areas on the open market.

A test run for this concept of self-use and third-party leasing was the purchase of the real estate in the Czech city of Děčín, where Transco operates a branch directly at the most important railway border crossing between Germany and the Czech Republic and has acquired an office building in 2018.

For the current property purchase in Gottmadingen, three of the four properties purchased will be used by Transco Süd Internationale Transporte GmbH as a logistics location. In contrast, the fourth property, a five-storey office building with almost 3,000 m² of space, is leased to various companies.

In total, Transco Immobilien GmbH acquired around 25,000 m² of storage and office space at the Gottmadingen location. The parties have agreed not to disclose any information on the purchase price. In addition to its own land, the company has leased another 45,000 m² of logistics space in Gottmadingen.

Transco has been concentrating Swiss-related logistics operations on the Gottmadingen Industrial Park for 15 years. “With 70,000 m² of covered storage space, we operate one of the largest logistics locations in the Lake Constance region,” explains Christian Bücheler, Managing Partner of Transco Süd Internationale Transporte GmbH.

With 150 employees, Transco operates logistics centers for well-known international customers in various industries. In total, the Transco Group has 600 employees.
