The total space of logistics, production and industrial sites in Greater Vienna is 5,383,290 m², of which 47 per cent is logistics area, and 53 per cent production and industrial areas. The floor-space turnover in the first six months of 2019 is 27,450 m². These figures were just published by the Vienna Research Forum (VRF).

The VRF institute has been analysing the industrial and logistics market in Vienna and the surrounding area since 2017, and has published for the first time its figures from the analysis of the first six months of 2019, in which only logistics space is considered that meets certain quality criteria, such as a size of more than 5,000 m², a hall height of more than 4 metres, or a certain minimum number of docks, manoeuvring space and proximity to the motorway, and an existing designation as logistics, production or industrial space. Objects used for inner-city distribution (city logistics) are thus not included.

The properties are divided into geographical submarkets and are also classified; currently 46 percent of the classified buildings are Class A logistics properties, 34 percent are Class B and 20 percent Class C, explains Frank Brün, Head of VRF Logistics and Industry. The largest concentration of logistics, production and industrial space, accounting for around 40 percent of the portfolio, is located in the submarkets Vienna South and Vienna Surroundings South, followed by Vienna North and Vienna Surroundings North with 33 percent and Vienna East and Vienna Surroundings East with 27 percent.

There is no logistics in the Vienna Woods,” Frank Brün explains the lack of a “Vienna West” submarket. Due to the hilly topography, there are no flat areas suitable for industry.

The Vienna Research Forum initiator is the  Association for quality promotion in the real estate  sector (immQu) with the Vienna commercial real estate companies, CBRE GmbH, Colliers International, Immobilienmakler GmbH, EHL Immobilien GmbH, ÖRAG Immobilien Vermittlung GmbH, OTTO Immobilien GmbH and Spiegelfeld International GmbH. They provide anonymously and independently of each other key parameters, such as take-up, vacancy rates, completions, to the VRF database. The data is then published quarterly to provide a comparative analysis for investors and companies.
