Garbe Industrial Real Estate GmbH is expanding to Austria. At the industrial site of Steyr, south of Linz, the Hamburg-based project developer has acquired a 42,000 m² plot where a 20,500 m² logistics property will be built. Construction works will start in July. The completion is scheduled for June 2019. Garbe Industrial Real Estate is investing EUR 18 million into this project.
The property consists of a 20,000 m² hall, which is particularly suitable for contract logistics services. It is equipped with 20 rear unloading gates and ten high-speed doors for lateral unloading. In addition, there is around 500 m² office space. Parking spaces for 91 cars and 15 trucks will be created on the outside area. The entire property will be designed for flexible use. A division into 5,000 m² units is possible.
The development of the property is speculative. “We are negotiating with potential tenants,” stresses Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate GmbH. The decisive factor for the development without fixed rental commitments was that the property is located in the immediate vicinity of the BMW Group plant in Steyr. The production site of commercial vehicle manufacturer MAN Truck & Bus is also quite close.
Also the transport infrastructure has influenced the decision for this location. Via several federal and provincial roads, the A1 motorway can be reached, which connects Linz with Vienna. In addition, the property has a rail siding, which can be activated and expanded if necessary.
